How low is the Lake Area home inventory?
We have 2.8 months of supply to start April of 2022. To put that into perspective, 5 years ago at this time we had 13.8 months of supply. That was a buyer's market. We are now in a seller's market. To determine months of inventory you take the number of homes sold in a month divided by the number of homes for sale at the end of the month. What does months of inventory actually measure? To give a quick answer it measures how fast homes are selling. Okay, great what does this mean for me? If you are thinking of selling, now is the time. Plain and simple, do it today. This is the strongest seller’s market I have seen in 27 years of selling real estate. Don’t be one of the people that sells too cheap. Call John Today. If you are thinking of buying, it doesn't mean you wait. That could literally take years. I have buyers still sitting on the fence that thought prices were too high in 2017 and were waiting for the market to bottom. The could literally have bought and doubled their value in this time frame. My advice to buyers is to hire an agent that understands the market, and can spot a great deal for their clients and get them into the house for a preview first. Many agents are part time and are spending more time away from real estate trying to pay their bills. The annual drawdown is at its peak at the Lake of the Ozarks. While the Lake level remains fairly consistent the utility the owns Bagnell Dam must prepare for heavy spring rains that are headed our way. As you can see for the majority of the year the water level is within a few feet of the "full pool" of 660. The numbers are not the depth of the lake, but rather the elevation above sea level. While the Lake is lower it can add additonal stress to your dock, especially if it hit the bottom or part of the dock is on dry land. The dock in the picture below illustrates this problem.
