How low is the Lake Area home inventory?
We have 2.8 months of supply to start April of 2022. To put that into perspective, 5 years ago at this time we had 13.8 months of supply. That was a buyer's market. We are now in a seller's market. To determine months of inventory you take the number of homes sold in a month divided by the number of homes for sale at the end of the month. What does months of inventory actually measure? To give a quick answer it measures how fast homes are selling.
Okay, great what does this mean for me? If you are thinking of selling, now is the time. Plain and simple, do it today. This is the strongest seller’s market I have seen in 27 years of selling real estate. Don’t be one of the people that sells too cheap. Call John Today.
If you are thinking of buying, it doesn't mean you wait. That could literally take years. I have buyers still sitting on the fence that thought prices were too high in 2017 and were waiting for the market to bottom. The could literally have bought and doubled their value in this time frame.
My advice to buyers is to hire an agent that understands the market, and can spot a great deal for their clients and get them into the house for a preview first. Many agents are part time and are spending more time away from real estate trying to pay their bills.
